Abu Dhabi vs Dubai for UK, US and Indian buyers

The UAE-side rules are almost identical in both emirates. What differs is the market, and how each suits a British, American or Indian buyer's goals.

Your home-country tax is the same whichever emirate you buy in: UK residents report rent to HMRC, US persons report it on Schedule E, and resident Indians fund the purchase under the USD 250,000 LRS limit. The real choice is the market. Dubai is bigger and more liquid with more short-let demand. Abu Dhabi gives more space per dirham, tighter supply and long-lease tenants. British and American buyers after a large family villa or golf home often land on Abu Dhabi. Indian buyers working within LRS limits value Abu Dhabi's payment plans and lower price per square foot.

UK buyers

London buyers comparing prime central London usually find either emirate cheap per square foot. Abu Dhabi's Hudayriyat Island and Reem Island suit families after space, schools and a calmer pace. Dubai suits buyers who plan to short-let. UK tax treatment is the same in both.

US buyers

The dirham is pegged to the dollar, so American buyers carry no currency risk in either emirate. Energy and government-linked professionals often already work in Abu Dhabi, which makes it a natural base. Reporting on Schedule E, FBAR and Form 8938 is the same wherever you buy.

Indian buyers

With LRS capping each person at USD 250,000 a year, a lower entry price and a long payment plan matter. Modon apartments from about AED 1.6 to 2.1 million, paid over construction, fit within one or two family members' annual limits. Dubai offers more resale liquidity if a quick exit is the priority.

Where the Golden Visa fits

The AED 2 million property threshold applies UAE-wide, so Abu Dhabi and Dubai homes qualify on the same terms, subject to the rules in force.
