UK tax on an Abu Dhabi property

In short

The UAE charges no income tax on rent and no capital gains tax, but a UK tax resident still reports the Abu Dhabi rent to HMRC on the foreign pages (SA106) of Self Assessment and pays UK income tax at their marginal rate. A gain on sale is a chargeable gain, taxed at the residential rates of 18% or 24%. Since April 2025 the remittance basis for non-doms has been replaced by a four year foreign income and gains regime for new arrivals, and inheritance tax now follows long-term UK residence rather than domicile.

Worked example: a Bashayer apartment from about AED 2.1M

  • Price: about AED 2.1M, approx. £430K at the reference rate.
  • Booking payment at 10%: about AED 210K, approx. £43K, wired from a UK bank or FX provider.
  • Remaining payments follow construction milestones, so they can be spread over several UK tax years.
  • If let for AED 120K a year, the rent is declared to HMRC after allowable expenses such as service charges and letting fees.
  • Clearing AED 2M can support a 10 year Golden Visa, which does not change UK tax residency on its own.

Rental income

Foreign rental income is taxable in the UK for UK residents on the arising basis. Allowable expenses include service charges, letting agent fees, repairs and insurance. Mortgage interest on residential lets only gets a 20% basic-rate tax credit, not a full deduction. With no UAE tax paid, there is no foreign tax credit to offset.

Selling the property

A gain on an overseas residential property is taxed at 18% for basic-rate and 24% for higher-rate taxpayers, after the annual exempt amount. The gain is worked out in sterling, so movements in the pound against the dollar-pegged dirham affect it. Report it through Self Assessment for the tax year of sale.

Non-doms and the 2025 changes

From 6 April 2025 the remittance basis has been abolished. People arriving in the UK after 10 years of non-residence can claim relief on foreign income and gains for their first four years of residence. Anyone relying on the old rules should take advice before buying.

Inheritance tax

Since April 2025, inheritance tax on worldwide assets applies to long-term UK residents, broadly those resident for 10 of the last 20 tax years. An Abu Dhabi home can fall inside the UK estate. It is also worth making a DIFC or ADJD registered will so the home passes as you intend under UAE law.

Common questions

Do I pay UK tax on rent from an Abu Dhabi property?
Yes, if you are UK tax resident. The UAE does not tax the rent, but HMRC does, at your marginal income tax rate after allowable expenses.
Is there UK stamp duty on an Abu Dhabi purchase?
No. SDLT only applies to property in England and Northern Ireland. In Abu Dhabi you pay the local registration fee instead.
Does the Golden Visa make me non-UK resident?
No. UK residence is decided by the Statutory Residence Test, based mainly on days spent in the UK and your ties to it. A UAE visa does not change that on its own.

Should the company or should I own the property?
UK founders often set up an Abu Dhabi Global Market (ADGM) entity, which runs on English common law and will feel familiar. Whether the company or you personally should own the home is a UK tax question to settle with your adviser first. We coordinate with the company formation provider so both timelines line up.
Does buying the home give me a visa to run the business?
A property of AED 2 million or more can support a 10 year Golden Visa for you, independent of the company. The company can separately sponsor employee visas.

Do I need a UAE bank account to buy?
No. Funds move by SWIFT transfer in GBP from a UK bank to the developer's escrow account in AED. Many buyers use a specialist FX provider to fix the rate for each milestone payment.
How do I open one for rent and service charges?
UAE banks can open accounts for non-residents with a passport, proof of UK address and source-of-funds evidence, usually after one in-person visit. Once you hold a UAE residence visa, a full resident account is simpler.

What actually happens after I say yes?
You reserve with a booking form and the booking payment, sign the sale agreement digitally, and the purchase is registered with the Abu Dhabi Real Estate Centre. After that you pay by construction milestone until handover. We send a written checklist and chase every document.
Do I need to fly out?
Not to buy. Abu Dhabi is 3 hours ahead of London in summer and 4 in winter, so evening calls in London land at a sensible hour here. Most buyers visit once, for snagging and key collection, or appoint us under a power of attorney.
